Dear Friends and Valued Clients,

 

I am sending you some of the most important information on our market in the 21 years I have been improving company’s bottom lines thru real estate.

 

Record high vacancies in Central Ohio in the office, retail and some industrial areas have led to unbelievable incentives from landlords.

If your company or your clients or friends haven’t put together a strategic plan yet for their facilities please permit us to assist them with one at no cost to them. We will review their leased or owned facilities and let them know how their lease stacks up to other tenants in their building and submarket and assist with early lease renewals or relocations to lease, buy or build. The incentives this year we have achieved are record setting.

Two years free rent on a ten lease term, one year’s free and $500k cash for another large client.

 

If they own a property refinancing with a longer term can lower payments. If they need cash doing a sales leaseback or selling to an investor can bring needed capital.

Record investment sales are fueled by out of town buyers so investors especially need to have their short and long term goals in mind.
